Trelkovsky, ein schüchterner kleiner Angestellter polnischer Abstammung, bewirbt sich um eine heruntergekommene Pariser Altbauwohnung. Die Vormieterin, eine junge Frau namens Simone Choule, hat sich kurz zuvor aus dem Fenster des im vierten Stock gelegenen Appartements gestürzt. Die mürrische Concierge führt Trelkovsky zu Monsieur Zy, dem Vermieter. Der griesgrämige alte Herr ist durchaus von ihm angetan, kann ihm den Mietvertrag aber noch nicht geben, denn Simone Choule lebt noch. Trelkovsky besucht die mit dem Tode Ringende im Krankenhaus. Von Kopf bis Fuß ist sie in Verbände gehüllt, nur ein Auge und der Mund, in dem ein Schneidezahn fehlt, sind sichtbar. An ihrem Bett begegnet Trelkovsky Stella, einer Freundin Simones. Ein bis ins Mark erschütternder Schrei der Sterbenden vertreibt die beiden Besucher schließlich. Nach Simone Choules Tod bezieht Trelkovsky ihre Wohnung. Seine neuen Mit-Mieter sind allerdings nicht allzu glücklich über den Neuankömmling. Schon bei seiner Einweihungsparty beklagen sie sich über den Lärm. Um den beständigen Anfeindungen der Nachbarn zu entfliehen, verkriecht sich Trelkovsky zunehmend in die Abgeschiedenheit seiner neuen Wohnung, wo er von Simones Hinterlassenschaft umgeben ist. Doch dort geht es Trelkovsky auch nicht gut: Ein Fieberanfall und das Klima der Isolation sowie sein Mangel an Selbstvertrauen stürzen den neuen Mieter in eine schwere Persönlichkeitskrise. Er besorgt sich eine Perücke und Stöckelschuhe und posiert in Simones Kleidern vor dem Spiegel. Als ihm plötzlich bewusst wird, was er tut, wittert er ein heimtückisches Komplott seiner Mit-Mieter, das ihn zwingen soll, die Identität Simone Choules anzunehmen. (Verleiher-Text)

Ein psychologischer Thriller von Roman Polański. Das heißt, dass der Film so beeindruckend wie die traditionellen US-amerikanischen Genrefilme ist, aber nicht ihre bewährten Methoden enthält. Es ist erfrischend, wenn man von Zeit zu Zeit einen Film sieht, in dem der Autor den gleichen Effekt auf seine eigene, gefühlvolle Art und Weise erzielt. Das nennt man Filmkunst. Wenn der Autor sowohl vor als auch hinter der Kamera steht, ist diese Kunst noch größer.

The female version of Roman Polanski is excellent in front of the camera, but the masculine alter ego behind the camera is so bland this time. Unlike Repulsion, it fails to evoke a disturbingly hypnotic atmosphere, so it's just boring for most of its running time.

I would say that this is a somewhat overrated film. The concept is good, especially in the first half, where the director unfolds a game full of disturbing hints and doesn't push too hard, it has a decent atmosphere, and in some moments it is even comically entertaining, although it is primarily a psychothriller with a horror atmosphere. Unfortunately, in the second half, the script unfolds way too wild of a performance around the psychosis of the main character and his gradual mental breakdown. The problem is also that Polanski as an actor is far from the qualities of Polanski as a director, so it is true that films where Polanski cast himself in the lead role are noticeably weaker. A charismatic actor like Jack Nicholson should have been cast in the part where the film escalates and shows the paranoia of its protagonist. Polanski succeeds in the first half, where he only needs to show his shy face, but he fails in the parts where he meant to unfold a wide range of emotions. Overall impression: 55%.

Roman Polanski proves that he doesn’t only know how to direct very well, but that he can also carry a film on his shoulders with his acting prowess. The Tenant is a perfect example of a psychological thriller with horror elements, and with a truly fantastic paranoid atmosphere. I won’t say that I couldn’t breathe because of the fear, but I certainly wasn’t bored. 85%

A masterful study of paranoid behaviour. Basically, it is a horror story in which, thanks to many grotesque and absurd situations, there is no lack of humour. Polanski plays also the main role and very well at that. He himself doesn't like this film very much, but I think he has nothing to be ashamed of.
